๐Ÿ“œ Termination of Tenancy Agreement

๐Ÿ”น Why Is There a 6-Month Minimum Rental Period?

Your contract states that your tenancy agreement cannot be terminated within the first 6 months of your lease. However, for Lea, Martin, Maze, Rudolf, Havel, Spree, Sophie, Alexis & Charlotte, we are able to make exceptions and allow members to leave after a minimum of 3 months.

๐Ÿ”น This 6-month term categorises the contract as a housing agreement, which avoids the need for LifeX to charge German VAT (which would apply to shorter contracts).
๐Ÿ”น While the contract states 6 months, LifeX continues to offer a 3-month minimum stay as communicated on our website, in emails, and during the booking process ONLY to the other apartments listed above.

๐Ÿ“Œ Bottom Line: You must commit to at least 6 months unless you are in one of the apartments listed above.

Please note that we will not accept terminations before the 3 or 6 month minimum has passedโ€”no exceptions. You will be required to cover all rental fees for the full period, even if you choose to leave early. This policy is strictly enforced and applies to all members, regardless of circumstances


๐Ÿ’ฐ Deposit Refund Process

๐Ÿ•’ When Will I Get My Deposit Back?

Your contract states that LifeX will return your deposit within a maximum of 6 months after you leave.

๐Ÿ”น Why is this in the contract? German law requires rental contracts to include this timeframe because utility costs (gas, water, electricity) are calculated every 6 months.
๐Ÿ”น How does LifeX handle this? Since LifeX offers all-inclusive pricing (which covers utilities), we have no need to hold your deposit for 6 months.

โœ… In reality, we refund deposits within 45 business days (around 2 months) after your contract ends, provided there are no outstanding charges or damages.


โœ… Is the Deposit Fully Refundable?

Yes! Your full deposit will be refunded as long as your room is left in the same condition as when you moved in.

๐Ÿ›  Services Not Listed in the Contract (e.g. Cleaning)

๐Ÿค” Why Arenโ€™t Services Like Cleaning in the Contract?

Some services, such as cleaning are not included in some of our standard German rental agreements.

However, if you cannot see these in your contract, LifeX still provides these services as part of your membership. We clearly communicate this through:

๐Ÿ“‘ Contract Policies

๐Ÿ–Š How Long Do I Have to Sign My Contract?

Once you receive your contract, you have 48 hours to review and sign it.

โš ๏ธ If we do not receive your signed contract within this time, your booking will be canceled, and the room will be offered to other applicants.

๐Ÿ“… When Does My Membership Begin?

Your LifeX membership starts on the date stated in your contract, not on the date you move in.


๐Ÿข Company-Paid Rent & Corporate Arrangements

๐Ÿ’ผ My Company Is Paying for My Stayโ€”How Does This Work?

If your employer is covering part or all of your rent, we can arrange for invoices to be sent directly to your company.

๐Ÿ’ก However, you will still need to sign the rental contract in your own name and remain personally responsible for it.

๐Ÿ“œ Why Do I Need to Sign the Contract in My Name?

German law requires that all tenants register their residence with local authorities. To do this, you need a rental contract in your own nameโ€”even if your company is paying.

๐Ÿค What If My Company Is a LifeX Partner?

If you signed up through your companyโ€™s LifeX landing page, invoicing arrangements have already been made with your HR or management team.

๐Ÿ“ง What If My Company Is Not a LifeX Partner?

If your employer is not yet a LifeX partner but is paying for part or all of your rent, please have your HR or manager contact us at [email protected] to set up invoicing.
